AC running but not cooling
The most common call we get. Low refrigerant from a leak, a failed capacitor, a dirty condenser coil, or a compressor that isn't starting — four very different repairs, and the diagnosis decides which.
Frozen evaporator coil
Ice on the indoor coil or the line set, and airflow that's dropped off. Usually a filter, a blower, or low charge. Turning it off and letting it thaw before we arrive genuinely speeds up the visit.
No heat
Furnace that won't light, a heat pump stuck in defrost, an ignitor or flame sensor gone, or a system locked out on a fault code. Gas and electric both.
System short-cycling
Turning on and off every few minutes, never satisfying the thermostat, and running your bill up. Sizing, airflow, a failing control, or refrigerant charge.
Water around the air handler

My AC is running constantly but the house won't cool. What's wrong?
Usually one of four things: the system is low on refrigerant because it's leaking, the outdoor coil is too dirty to shed heat, a capacitor has failed so the compressor isn't really starting, or airflow has collapsed from a filter or blower problem. They're diagnosed differently and they cost very differently, which is why a technician has to see it rather than guess over the phone.
Do I need a whole new system, or can this one be fixed?
Most systems we see are worth repairing. The honest exceptions are a failed compressor or a leaking coil on a system past about twelve years, where the repair is a large fraction of a replacement and the rest of the unit is the same age. When that's the situation we say so plainly and show you both numbers — and we're just as happy to make the repair if that's your call.
What does a tune-up actually do?
It's the visit where we find the failing capacitor, the dirty coil and the clogged drain line before they become the July emergency call. Cleaning the coil and clearing the condensate line also does more for your electricity bill than most things you can buy.
How often should I change the filter?
Every one to three months for a standard filter, sooner with pets or construction dust. It sounds trivial and it's behind a surprising share of the no-cool and frozen-coil calls we run — a starved blower will ice a coil solid.
Is there water supposed to be near my air handler?
No. That's the condensate drain backing up, and in an attic or a closet installation it will find your ceiling before you find it. It's usually a quick clear, and it's much cheaper than the drywall.
